A site on Clonskeagh Road that has been long-term earmarked for a large scale residential development has had a new planning application submitted. The proposed development will be built on the former Smurfit Paper Mills Factory and adjoining properties. Within the development will be student accommodation and residential units. It will be over five blocks that are between two and seven storeys. Within that will be 439 purpose-built student bedspaces and 16 residential apartments. The application also includes the extension and renovation of the existing homes at Nos. 59, 61, 63, 65, 73, 85, 87, 89, 93, 95, 97, 99, 101 and 103 Clonskeagh Road. These homes are owned by the applicant of the planning application. The same applicant previously withdrew a proposal for the site in 2022 due to required flood protection works adjacent to Farmer Brown’s pub. These lands were outside the application boundary and there have been amendments made within the new proposal. An objection submitted by a resident living in the homes on Clonskeagh Road raised major concerns over works that have already taken place on the site through a former planning application. They claim that there has been damage to a common drain which has caused serious blockages and is an ongoing public health hazard. They also claimed excavation at the site has caused settlement and damage to their property. They also argue that it is unauthorised development as the previous application was not completed by deadline. Observations can be made on the application until June 12 with a decision expected shortly after.
